We are Eddie and Michelle McCord although we live only an hour from SGI, we have been vacationing on the island for over 40 years from coming down with our parents as children in the 70, and 80’s when the island was truly “The Forgotten Coast”, to enjoying Spring Break with our children and their friends throughout the 90’s. Now that our children are grown and starting their own families, we have been blessed with grandchildren that we are excited to introduce to this small piece of paradise. We decided during our 2021 Christmas vacation that we wanted to be a staple in the SGI community and launched Island Gurl Oasis, LLC., February of 2022 with Kissed by the Bay. We are excited to share our home with you and your family to make memories to be forever remembered.

Information

We ask that you take the time to familiarize yourself with the policies that are put in place for our rental properties.  It is important that you adhere to all policies, house rules, City and State laws and all County Ordinances. 

RENTAL OCCUPANCY AND AGE REQUIREMENTS POLICY

  • Each property indicates the number of occupants allowed in a property at any one time. Exceptions are made for children aged 3 and younger.
  • An atmosphere conducive to quiet enjoyment of guests in surrounding accommodations must be maintained.
  • Adults only, age twenty-five (25) or older may reserve a property. Identification and proof of age may be required.
  • We do not rent to groups of teenagers, with or without chaperones, or to college students.

RESERVATIONS AND ONLINE BOOKING POLICY

  • For your convenience we offer online booking at www.islandgurloasis.com. All Internet reservations require a Visa, MasterCard, Discover or American Express credit card. Please note: all Internet bookings have the option of purchasing Travel Protection Insurance and Damage Protection.
  • When you book a reservation online the reservation is not considered confirmed even with payment until the dates and rates have been verified and are correct; at that time, you will receive a confirmation and rental agreement to sign.

CANCELLATION POLICY

  • For reservations booked in advance (greater than 30 days prior to arrival): You may cancel, change dates, or switch properties within seven (7) days of the contract date with no penalty. Please note after the seven (7) days, we cannot refund your advance rental payment unless equivalent revenue is generated from another rental customer for the same time period. When your reservation is confirmed, any cancellation, date or property changes will be subject to this policy. If the property re-rents and generates the equivalent revenue, we will refund your advance rental payment, minus a Cancellation Fee of 10% of the rate charged.
  • For reservations booked within 30 days of arrival: You may cancel, change dates, or switch properties on the same day of the booking. Please note: after your booking date, we cannot refund your rental payment unless equivalent revenue is generated from another rental customer for the same dates. When your reservation is confirmed, any cancellation, date or property changes will be subject to this policy. If the property re-rents and generates the equivalent revenue, we will refund your rental payment, minus a Cancellation Fee of 10% of the rate charged.
  • Your reservation will be cancelled if you fail to arrive within 24 hours of arrival date, unless you have notified our office previously. Guests with Travel Protection Insurance will be directed to contact their insurer. Please note: Island Gurl Oasis, LLC., does not refund or reschedule for weather events.

PAYMENT POLICY

  • Rental rates include all fees except taxes, travel protection insurance, damage protection insurance, amenity fees (golf cart, bicycles, kayaks, pet, etc).   
  • Rental rates are subject to a 7% sales tax, plus a 3% Tourist Development Tax. All additional fees are subject to a 7% sales tax. Taxes and surcharges are subject to change.
  • If you are booking your reservation more than twelve (12) months in advance, payment of 25% of the rental charge, plus taxes must be paid with three (3) days of booking. An additional 25% of the rental charge, plus taxes must be paid six (6) months prior to your arrival date. The remaining balance must be paid thirty (30) days prior to your arrival date.
  • If you are booking your reservation less than twelve (12) months in advance, payment of 50% of the rental charge, plus taxes must be paid within three (3) days of booking. The remaining balance must be paid thirty (30) days prior to your arrival date. These payments may be made by personal check, business check, money order, cashier's check or credit card. We accept Visa, MasterCard, Discover or American Express. Any returned check will be subject to a $30 fee.
  • If you are booking your reservation within thirty (30) days of arrival, total payment is required at the time of booking. This payment may be made by Visa, MasterCard, Discover, or American Express. CSA Travel Protection is due at the time you accept to purchase the travel protection insurance.

TRAVEL AND DAMAGE PROTECTION POLICY

  • Island Gurl Oasis, LLC strongly recommends purchasing Travel and Damage Protection to protect your vacation investment. It protects you against travel interruptions/cancellation due to illness and travel delays. IF YOU CHOOSE NOT TO PURCHASE TRAVEL PROTECTION, YOUR PAYMENTS WILL NOT BE REFUNDED IN THE EVENT THAT YOU CANNOT COMPLETE YOUR VACATION PLANS OR IN THE EVENT OF EVACUATION. Please visit their website for details of coverage offered www.csatravelprotection.com or call at 800-348-9505.

DAMAGES POLICY

  • Guest is responsible for reporting any damages it observes at the Property within 24 hours of arrival by calling Island Gurl Oasis, LLC at 850-597-3786 or email at islandgurloasis@gmail.com. Also, Guest is responsible for reporting any damage or breakage that may occur during Guests stay so the matter can be settled with the damage insurance provider or by guest payment via a major credit card prior to departure. Inspection crews carefully check properties prior to check-in and note any existing damage on the check-in form. In the event a Guest does not report any other observed damage within 24 hours after check-in, Guest will be deemed to accept the house in the condition stated on the form. Guest shall be responsible for damage beyond normal wear and tear. In the event that a claim must be made for damage at the Property during the Rental Period, Guest agrees to fully cooperate in the claims process. Any damage caused by Guest or its invitees that is not covered by the insurance or that exceeds insurance coverage shall be the sole responsibility of Guest.
  • The Property is on a septic system that can malfunction if used improperly. Absolutely nothing except toilet paper shall be flushed down the toilets. Please DO NOT flush feminine products as they damage the septic system and plumbing lines. Please do not put food down the sink drains.
  • Please DO NOT use TIDE clothes washing soap.

PET POLICY At this time all our properties are PET FRIENDLY (DOGS ONLY)

  • Guests must sign a Pet Agreement in advance of Check-in.  
  • Pets must be on a leash per Franklin County Ordinance 2021-03. Remember: "Voice Control" shall not be allowed at any beach, public boat ramp, public park, or public parking area.
  • Pet Friendly properties are restricted to 2 non-destructive dogs; however, many properties limit the size and number allowed. Please check with Island Gurl Oasis, LLC., on the rental property's restrictions on size and number of dogs allowed when booking your reservation. You must have the Homeowner's approval to bring additional pet(s), and additional fees may apply.
  • There is a $100 non-refundable pet fee per dog.
  • Pets are not allowed on furniture or in private or community swimming pools, hot tubs, or swim spas. In an effort to protect our beaches and environment, we ask that guests remove all pet waste and dispose of it appropriately. Island Gurl Oasis, LLC., provides waste bags for your dog[s] at the property site(s).
  • Pets found in a non-pet property will result in immediate eviction with NO REFUND of rent.
  • EXCEPTIONS ARE MADE FOR SPECIAL NEEDS AND SEEING EYE DOGS, as outlined by law.
  • FOR INSURANCE AND LIABILITY PURPOSES, AGGRESSIVE OR EXOTIC DOGS ARE NOT ALLOWED ON RENTAL PREMISES.

SERVICE ANIMAL POLICY

  • Island Gurl Oasis, LLC., is built on a foundation of trust, safety, and respect. We are open to all and those using our platform are required to act in a trustworthy, safe, and respectful manner. Island Gurl Oasis, LLC., accommodates guests who require the use of a service animal. This applies regardless of a property’s normal pet policy since service animals are not pets.
  • What is a service animal? A service animal is a dog or miniature horse that has been or is being, individually trained to do work or perform tasks for an individual with a disability. Some examples of these tasks include, but are not limited to:
    • Assisting individuals who are blind or have low vision with navigation and other tasks
    • Alerting individuals who are deaf or hard of hearing to the presence of people or sounds
    • Pulling a wheelchair
    • Assisting an individual during a seizure
    • Alerting individuals to the presence of allergens
    • Retrieving items such as medicine or the telephone
    • Providing physical support with balance and stability to individuals with mobility disabilities
  • Can IGO, LLC., request documentation for a service animal? No. Service animals are not required to have any form of documentation evidencing training, specialized certification, or wear tags, vests or other items that indicate training. IGO, LLC., may only ask the following questions: Whether the service dog is required because of a disability and/or What work the dog has been trained to perform
  • Can IGO, LLC., charge a pet fee or increase existing fees for a service animal? No. Since service animals are not pets, they cannot charge a pet fee or increase the security deposit usually charged.
  • Is the policy based on laws that apply to the property? Our policy does not take into account what the law might be in place where the listing is located. Compliance with our policy is required regardless of what laws, HOA restrictions, or breed restrictions might be applicable to the listing location. As always, IGO, LLC., reviews all laws applicable to their property.
  • What if a service animal damages a property? Since these service animals are generally well-trained, it is reasonable to assume the animal will not cause damage. If a service animal does damage property, the IGO, LLC., can charge the appropriate amount to the guest’s deposit credit card on file to compensate for damages as they would for any guest without a service animal. If you have Property Damage Protection insurance, you can contact your provider to learn more about what their policy may cover for service animal damages.
  • Do guests have to disclose the presence of a service animal? No. They are not legally required to disclose the presence of a service animal. However, we do encourage open communication so that IGO, LLC., may make reasonable accommodations for the stay.
  • Can a IGO, LLC., decide whether a property is right for a disabled traveler? No. As with all situations, IGO, LLC., accurately describe the property to all potential guests. Providing the best information possible will help them decide whether it is the right property for them.
  • When can a guest be asked to remove their service animal? In the unlikely event that the service animal is causing damage to the property, and the animal’s owner does not take effective action, IGO, LLC., may ask that the service animal be removed. IGO, LLC., may allow the guest to use the property without the animal if they wish to do so.
  • Can a service animal be restricted to certain areas within a property? No. Service animals must have the same access to the property as their owner, but can be excluded from swimming pools.
  • Is an emotional support animal the same as a service animal? No. An emotional support animal may provide comfort and calming to a pet owner. These animals are different than a service animal because they do not have specific task training for a disability. The accommodation of an emotional support animal is something that IGO, LLC., and guests should discuss and decide between themselves.
  • How will violations be handled? We will investigate any complaint of violation of this policy and take appropriate action. 

ISLAND CONSTRUCTION

  • St. George Island is a developing area and is becoming one of the most desired areas for growth. There is a possibility that construction projects could be in progress nearby, during your stay. Island Gurl Oasis, LLC., cannot determine when these projects begin or how long they will last. Therefore, we have no control in this situation and no substitutions or compensation will be considered.

HURRICANE POLICY

  • In the event of a MANDATORY EVACUATION due to hurricanes, tropical storms or other potential disaster, you are required by state law to evacuate the island. For guests who have purchased Travel Protection insurance, please call your provider to start the claims process. Please Note: You must check in with Island Gurl Oasis, LLC., before returning to your rental property after an evacuation is lifted. For your safety, Island Gurl Oasis team members must have time to evaluate each property for storm damage and determine if it is safe for our guests to return.

UTILITY OUTAGE POLICY

  • We occasionally experience outages that are beyond our control. No refunds will be given for any power, Internet, water or cable outages.

MAINTENANCE AND HOUSE KEEPING POLICY

  • Please report all maintenance or housekeeping issues promptly; Maintenance & Housekeeping can be reached at: 850-597-3786. If guest is a late arrival, please notify manager of any problems by 11:00 a.m. the following morning. Please be advised that all properties are private homes, rented regularly and maintenance issues may arise during your stay. IGO, LLC, will make its best effort to ensure that the property is clean, in good condition, and that all utilities, electric systems, HVAC, plumbing systems, appliances and home amenities are in good working order upon check in. Please notify manager promptly so manager will make every effort to have repairs completed quickly and efficiently, to keep interruption of guests stay to a minimum. Refunds or rate adjustments will not be given for unforeseen maintenance issues beyond managers control so long as manager is using reasonably efforts to repair the issue. In the unlikely event that a maintenance issue renders the entire property unsafe to occupy or prevents guests from accessing the property for more than 12 hours after guest provides notice to manager of the problem and such repairs were not necessitated as a result of any misuse or other act of guest or its invitees, the guest shall have the right to terminate the occupancy and receive a refund in proportion to the number of days left on the guest reservation. No refunds will be provided for the days the guest occupied the property to such termination.

SURVELLIANCE EQUIPMENT

  • For added safety, security and property protection; some vacation rental properties may have surveillance equipment installed. Such video/audio devices will be legally installed in very limited exterior locations. We will make every attempt to ensure areas under surveillance are clearly disclosed and marked in such a way to protect your privacy. Furthermore, registered guests may not, under any circumstances, install any such surveillance device during their stay without the expressed, written permission of Island Gurl Oasis, LLC.  Cameras are monitored by owners of Island Gurl Oasis, LLC.

POOLS AND HOT TUBS

  • Private pools and hot tubs are cleaned twice a week. It is the guest’s responsibility for the appropriate use of these amenities. An additional fee will be charged for any extra cleanings required due to negligence or abuse.  Hot tub covers break easily, please do not walk or sit upon them.

EVENTS

  • Weddings, wedding receptions and other gatherings are permitted only with prior approval of Island Gurl Oasis, LLC. Special pricing and security deposit may be required. Please contact us for a list of wedding planning contacts and resources.

Golf Carts

  • There was a law passed this year that all golf cart operators MUST have a valid driver’s license. You can drive the cart anywhere on the island except Franklin Blvd (the road that comes off the bridge) or Gulf Beach Dr., you can cross these roads but cannot travel down them. Rules

HOUSE RULES

  • SMOKING- Smoking is NOT permitted inside the Property at any time. Smoking is permitted outside and on outdoor porch areas, provided that Guest shall clean up all ashtrays and litter. If IGO, LLC., determines that smoking is occurring inside the Property, Guest and all occupants will be evicted and all rents will be forfeited. In the event guest smokes or permits smoking at the property, guest shall pay $250 smoking fee which may be charged by manager to guest’s credit card on file.
  • GRILLS- These are provided at most units. Use of grills on wooden decks, porches, and balconies or under properties is prohibited. For the safety of our guests, we have provided galvanized buckets and shovels for proper disposal of charcoal.
  • LINENS- All linens and towels that are provided by IGO, LLC., shall remain at the Property at all times. Guest hereby agrees that it and its guests shall not take any bath towels, blankets or linens to the beach or off the Property at any time.  On the day of departure please remove all bedding from beds used during your vacation and leave on floor in each room.
  • FURNITURE- No indoor furniture shall be moved outside and no furniture from the Property may be taken to the beach under any circumstances.
  • PETS/SERVICE ANIMALS- Pets are not allowed on furniture or in private or community swimming pools, hot tubs, or swim spas. In an effort to protect our beaches and environment, we ask that guests remove all pet waste and dispose of it appropriately. Island Gurl Oasis, LLC., provide waste bags for your convenience at the property site(s).
